THE POSITION
- Reports to: Facilities Superintendent.
- Responsible for: Maintenance issues on day-to-day basis at the District, Administration Building, Expo Center, Airport, Leased MAIP Buildings. Maintains grounds in designated properties. This job is classified as safety sensitive. KEY RESPONSIBILITIES/ESSENTIAL FUNCTIONS
- Property maintenance and upkeep at the District.
- a. Grounds upkeep that includes outside trash receptacles, inside trash receptacle of OOWA spaces, dumpster areas, and cement of the District.
- b. HVAC filters in Bunker and non-occupied spaces
- c. Plumbing fixtures
- d. Electrical fixtures
- e. Roof, windows
- f. Christmas lights and Christmas tree management
- g. Attend tenant meetings as needed
- Assist with set up and tear down as required for Bunker events.
- Must be willing to arrange workday around for special events, sometimes requiring nights and weekends.
- Able to e-mail, text, and follow a Microsoft outlook calendar.
- Coordinating with the Facilities Superintendent to implement a valve exercising program for all valves within the Park.
- Perform quarterly inspections, preventative and routine maintenance on all OOWA buildings.
- Perform routine maintenance on equipment, such as inspecting motors or belts, checking fluid levels, replacing filters, or doing other preventative maintenance actions.
- Repair machines, equipment, or structures, using tools such as hammers, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices.
- Diagnose mechanical problems and determine how to correct them.
- Perform daily job duties which involve the use of mowers, tractors, chainsaws, and other related equipment as needed to maintain the designated buildings and grounds areas.
- Responsible for maintaining tools and equipment in a clean and organized area to ensure easy accessibility to all maintenance staff.
- Ability to read blueprints and area maps to locate waste and water lines. Coordinate with OKIE dig as needed.
- Perform maintenance and repair of water and sewer lines. Install new lines when needed.
- Ability to operate 15-foot batwing Mower in designated areas. Spray weeds, grass, and brush where required.
- Provide maintenance support to Wastewater Plant and Water Treatment Plant when needed.
- Performs weekly inspections, preventative and routine maintenance on all OOWA lift stations.
- On call to respond to emergencies within the Park.
- Other duties as assigned by the Executive Director or Facilities Superintendent.
CANDIDATE QUALIFICATIONS/PROFILE
EDUCATION – High School Diploma
- Valid Class D Waterworks Operator and Wastewater Works Operator License from DEQ.
- Valid Class D OK driver license.
EXPERIENCE – Prefer a 5-year minimum experience in maintenance type job.
- Knowledge of machines and tools, including their designs, uses, repairs, and maintenance.
- Prefer experience with operation of tractors, backhoes, bobcats, etc.

- Physical duties – Must be able to lift fifty pounds and work in confined areas in various weather conditions.

- Critical Thinking – Using logic to determine causes of operating errors and determine the next steps to take.
- Safety– Exhibits safety practices to staff while operating machinery and performing tasks.
